The firm was built for the moments that do not sit neatly in one profession. A purchase looks sound until the improvement path is unclear. A set of drawings exists, but the parties are not working from the same facts. A renovation is underway, and no one is holding the information together. Those gaps are expensive.
AV provides practical real estate and project advisory support in that space. The work is analysis, coordination, documentation, and organized information so owners, investors, developers, and project teams can see what they are deciding and why.
Work is organized around two primary groups:
Real Estate & Investment Advisory, for investors, buyers, property owners, and developers who need a clearer view of a property, a plan, or a risk before they commit.
Project & Construction Coordination, for developers, builders, contractors, architects, and property owners who need project information, stakeholders, and documentation to stay aligned.
AV does not replace the licensed professionals on a transaction or a job. It sits between them, so decisions are made with better context.
AV is led by Andrea Bondurant, a Costa Rican registered architect and a licensed Florida Realtor®. Her background runs through architectural and design work, real estate transactions, construction and project coordination, and the documentation that keeps a project or a deal coherent.
That mix is the point.
A real estate decision changes what should be designed. A design choice changes cost, schedule, and resale. Construction reveals conditions that drawings did not show. Documentation is often the only record of what was actually built, specified, or agreed. When those pieces are treated as separate worlds, clients inherit the mismatch.
Andrea’s work has included supporting developers and construction teams, coordinating plans and models, documenting existing conditions and as-builts, recording materials and finishes, and keeping communication moving among owners, consultants, and contractors. The value is not a longer list of titles. It is the ability to see how one decision lands in the next room.
AV’s role is coordination, analysis, documentation, and advisory support. The firm does not stamp drawings and does not act as Architect of Record in the United States. It does not replace licensed architects, engineers, inspectors, contractors, attorneys, appraisers, or other regulated professionals.
AV works from a simple idea: experience, technology, and human judgment belong together.
Real-world work in real estate, architecture, and construction is the foundation. Modern digital tools, including AI-assisted technology, sit on top of that foundation. They help the firm move faster and keep information in better order. They are not the product.
Used with care, those tools can help AV research and organize information, review and summarize large document sets, compare scenarios, flag patterns or discrepancies for further review, accelerate preliminary analysis, structure project files, and support visualization and documentation.
Every AI-assisted output is reviewed through professional experience and the facts of the assignment. Software does not know a neighborhood, a construction sequence, or a client’s actual risk. People do.
The aim is faster, better-organized, more useful information, with judgment still at the center.
Andrea Bondurant is the founder of AV Consulting Group of WPB LLC. Her career has moved between architecture, real estate, and construction, which is why she pays attention to the space between them.
She is a Costa Rican registered architect and a licensed Florida Realtor®. That combination is unusual on purpose. Property owners, investors, and developers often meet one specialist at a time. Andrea’s work is to notice where their assumptions do not match: what the contract contemplates, what the drawings show, what the site will require, and what the asset is actually worth doing.
Clients work with her because she is direct, organized, and comfortable in mixed rooms: owners and investors, design professionals, builders, and the consultants who have to stay aligned. She is experienced and approachable. She is not a U.S.-licensed architect, and she does not present AV as an architecture, engineering, or general contracting firm.
If a transaction or a project has a grey area, that is usually where she is most useful.
