SIRS stands for Structural Integrity Reserve Study. Florida requires a SIRS for condominium and co-op buildings that are three stories or taller.
A SIRS looks at major structural components of a building, such as the roof, structure, waterproofing, windows, plumbing, and fire-protection systems, and estimates when they will need repair or replacement. It also sets a funding plan so the association saves over time instead of relying only on large special assessments.
After the Surfside collapse in 2021, Florida tightened inspection and reserve rules for associations. Associations were required to complete an initial SIRS by December 31, 2025. The statute also requires the association to provide the study to members within a set period after it is completed. Confirm current filing and update intervals with the association attorney or the latest text of Chapters 718 and 719, Florida Statutes. [VERIFY: Fla. Stat. §§ 718.112, 719.106]
A missing or weak study can affect insurance, reserves, and resale. Buyers of condos and co-ops should ask for the SIRS and the reserve schedule before they write an offer.
